## Route and permissions

Decide whether the company manages its owners’ properties or properties for other people. DLD treats these as different activities. Its private-property route requires evidence of ownership by the licence holder or a partner and limits management to properties of the licence holder and second-degree relatives. Its third-party leasing/management route lists a bank guarantee of AED 5 million. A branch must match the parent trade name and have at least 20 administrative employees.

Do not assume a brokerage licence covers property management. Match the intended activity and premises with DLD before choosing a company package.

## What still needs confirmation

Keep the AED 5 million requirement attached to the exact third-party leasing/management activity. It is a guarantee, not a setup fee, and does not describe every property-services business.
